Property Management Process

At NAI Emory Hill we give owners a world of property management solutions. Working closely with each property owner we provide local market expertise and leadership combined with access to a national and global network of tenants and best practices as an affiliate of NAI Global. Our goal is to elevate property demand to increase asset value and enhance net income while providing excellent service and reducing operating expenses – all while maintaining a high level of tenant satisfaction.

Initial Services
Start-up procedures are designed to determine the project’s basic requirements and consist of the following:
• Site inspection and preparation of a prioritized punch list.
• Implementation of a preventive maintenance program for all major systems including heating, ventilation, air conditioning,
plumbing, electrical, roofing, floor covering, etc., if necessary.
• Preparation of a formal operating budget for the fiscal year, including a recommended coding logic and resulting chart
of accounts.
• Creation of a complete set of property management and accounting files which include, but are not limited to, contracts,
monthly management reports, correspondence, paid bills, general ledgers, and other pertinent documentation.
• Format recommendation for accounting record retention, whether or not accounting services are provided.
• Review of existing contracts and sub-contractors to determined standards of quality, service and pricing. Where
necessary, contracts will be put out for market bid to maintain competitive costs.
• Abstract all leases and issue letters to all tenants, providing them with rental payment information, 24-hour emergency
contact information, and updating insurance certificates and contact information.

Annual Services
Annual Review Services evaluate the current year’s performance and implement adjustments:
• Current operating results review. Implementation of any required corrective action.
• Preparation of annual operating budget based on the previous years to measure actual performance.
• Review of all existing contracts. When necessary, placement for competitive bid.
• Review of leasing, marketing strategies and occupancy factors.
• Recommendation and implementation of marketing plan.
Monthly Services
Monthly services are provided on an ongoing basis, and encompass the following:
• Billing and collection of all rents and fees.
• Documentation of leasing and marketing activities.
• Site inspections.
• Requisition of necessary supplies and services.
• Approval, coding and processing of all invoices.
• Coordinated scheduling of all sub-contractor activity.
• Monthly financial variance reports
• Monthly physical inspection reports
• Tenant maintenance logs
• Documentation of deed violations, when applicable to the property.
On-Call Maintenance
We currently employ qualified Type A Mechanics and Type B Maintenance Technicians. Maintenance is provided on a 24 hour basis. All
emergencies are handled immediately. Our staff is instantly available through both mobile and electronic communications and vehicles
are equipped with all necessary tools. Contracted maintenance clients also have access to our on-line service request system.
Other Services
